- Submit booking requests for desired Properties
- Complete payment transactions through secure payment gateways (PayPal)
- Receive booking confirmations and rental documentation
- Access customer support

**Important Note:** Energy Clara Srl acts as a rental management platform and booking intermediary. We do not own or directly operate the Properties listed on our Website. Property owners and management companies are responsible for maintaining the Properties and providing the rental services. We facilitate the booking transaction but are not responsible for the quality, condition, or availability of the Properties beyond our control.

## 3. Eligibility and User Account

### 3.1 Age Requirement
To book a Property through our Services, you must be at least 18 years of age (or the legal age of majority in your country of residence). By using the Website, you represent and warrant that you meet this requirement.

### 3.2 User Account Responsibility
If you create a user account, you are responsible for maintaining the confidentiality of your account credentials (username and password). You agree to:
- Keep your password private and secure
- Not share your account credentials with anyone
- Immediately notify us of any unauthorized access to your account
- Accept responsibility for all activity on your account

Energy Clara Srl is not responsible for any unauthorized use of your account or password. If you suspect unauthorized access, contact us immediately at info@piciasuite.com.

### 3.3 Accurate Information
You agree to provide accurate, complete, and current information during the booking process. You are responsible for updating your information as needed. Providing false information may result in the cancellation of your booking without refund.

## 4. Booking Process and Confirmation

### 4.1 Booking Request
When you submit a booking request, you are offering to rent the selected Property for the specified dates and rates displayed on our Website. Your booking request is not confirmed until you receive an explicit booking confirmation email from Energy Clara Srl or the Property management.

### 4.2 Confirmation
A binding rental agreement is formed when:
1. You submit a completed booking form with all required information
2. You complete payment through PayPal or approved payment method
3. We issue a written booking confirmation email that includes:
   - Property details and address
   - Check-in and check-out dates and times
   - Total rental price and payment received
   - Your confirmation/reservation number

Until you receive this confirmation email, no binding reservation exists.

### 4.3 Terms of the Rental Agreement
Once a booking is confirmed, a rental agreement is established between you (Guest) and the Property owner/management ("Host"). This agreement is subject to:
- These Terms and Conditions
- The specific Property rental terms and conditions (provided at confirmation)
- The pricing displayed at the time of booking
- Applicable Italian rental and consumer protection laws

### 4.4 Price Display and Accuracy
All prices displayed on our Website are in Euros and include applicable taxes unless otherwise stated. While we make every effort to ensure price accuracy, we reserve the right to correct pricing errors. If a price error is discovered before your payment is processed, we will notify you of the corrected price.

## 5. Payment Terms and Conditions

### 5.1 Payment Method
We accept payments through **PayPal** and other payment methods as indicated on the Website. All payments are processed securely through encrypted payment gateways.

### 5.2 Payment Processing
- Payment must be completed before your booking is finalized
- Payment must be made in Euros using a valid payment method
- You authorize us to charge your chosen payment method for the total booking amount
- Receipts and payment confirmations will be sent to your registered email address

### 5.3 Currency and Taxes
- All prices are displayed in Euros
- Prices include applicable Italian taxes (IVA) unless otherwise specified
- Additional charges may apply (e.g., tourist taxes, mandatory cleaning fees) as disclosed during booking
- You are responsible for any fees, charges, or taxes imposed by your payment provider or bank

### 5.4 Security
All payment information is processed through secure, PCI-DSS compliant payment gateways. We do not store full payment card details on our servers. Payment processing is handled by PayPal or other certified payment processors.

## 6. Cancellation and Refund Policy

### 6.1 Strict Cancellation Policy
**All bookings are subject to a non-refundable policy. Once payment is completed and a booking is confirmed, NO REFUNDS will be issued under any circumstances.**

This strict cancellation policy applies regardless of the reason for cancellation, including but not limited to:
- Personal reasons or schedule changes
- Illness or family emergency
- Travel disruptions or flight cancellations
- Force majeure events (within limitations)
- Property unavailability
- Changes of mind

### 6.2 Cancellation Request Procedure
If you wish to cancel your booking, you must:
1. Submit a written cancellation request via email to info@piciasuite.com
2. Include your reservation/confirmation number
3. Provide a detailed reason (optional)

Cancellation requests must be received before your check-in date to be processed. Cancellations after the check-in date cannot be processed.

### 6.3 No Refund Commitment
Under this strict policy:
- **No refunds will be issued** after booking confirmation, regardless of circumstances
- **Payment is non-refundable** and constitutes your commitment to the rental
- **Refund requests will not be considered**, including requests based on:
  - Sudden illness or emergency
  - Travel disruptions
  - Weather conditions
  - Personal circumstances
  - Dissatisfaction with the Property

### 6.4 Alternative: Rebooking
The only alternative to refund is **rebooking** (subject to availability):
- If you cancel before your check-in date, you may request to reschedule your booking to alternative available dates
- Rebooking is at no additional cost (price remains the same)
- Rebooking is subject to Property availability
- Rebooking must be requested within **30 days** of the original booking date
- If no suitable alternative dates are available, no refund will be issued

### 6.5 Force Majeure
Force majeure events (acts of God such as natural disasters, pandemics, war, extreme civil unrest) may permit refunds or rescheduling at our sole discretion. We will evaluate each force majeure claim individually and communicate our decision within 15 days.

### 6.6 No Cancellation by Company
Energy Clara Srl will not cancel confirmed bookings except in extraordinary circumstances (e.g., Property destroyed, widespread emergency declarations). If we must cancel due to our fault, a full refund will be issued immediately.

## 7. Guest Responsibilities and Property Rules

### 7.1 Guest Responsibilities
As a Guest, you agree to:
- **Occupy responsibly:** Use the Property only for residential vacation purposes
- **Respect the Property:** Maintain the Property in good condition and treat all furnishings, equipment, and amenities with care
- **Follow House Rules:** Comply with all specific house rules provided by the Host, including:
  - Noise restrictions and quiet hours
  - Guest occupancy limits (no unauthorized additional guests)
  - Pet policies (if applicable)
  - Smoking policies
  - Parking regulations
  - Waste disposal procedures
- **Protect Property:** Do not damage, deface, or remove any Property contents
- **Report Issues:** Immediately notify the Host or management of any damage, maintenance issues, or problems
- **Cleanliness:** Leave the Property in clean condition upon departure (normal wear and tear excepted)

### 7.2 Check-In and Check-Out
- **Check-in:** You may occupy the Property from the check-in time specified in your booking (typically 3:00 PM or as agreed)
- **Check-out:** You must vacate the Property by the check-out time specified in your booking (typically 10:00 AM or as agreed)
- **Late Checkout:** Late checkout is not permitted unless previously arranged and may incur additional fees
- **Keys and Access:** You are responsible for all keys, access cards, or entry devices provided. Lost or unreturned keys may result in additional charges

### 7.3 Guest Conduct
You agree to conduct yourself in a civil and lawful manner. You must not:
- Engage in illegal activities
- Create excessive noise or disturb other guests or neighbors
- Host unauthorized parties or gatherings
- Sublease or allow unauthorized third parties to occupy the Property
- Damage, steal, or vandalize Property contents or infrastructure
- Use the Property for commercial purposes (e.g., business meetings, events) unless explicitly authorized

### 7.4 Occupancy Limits
The maximum number of Guests permitted in the Property is specified in the booking confirmation. Exceeding this limit may result in:
- Immediate eviction without refund
- Additional charges
- Legal action if applicable

## 8. Liability and Damages

### 8.1 Host Liability
Energy Clara Srl is a booking platform intermediary and does not assume direct liability for Property conditions, maintenance, or Guest interactions. The Host (Property owner/manager) is responsible for:
- Property condition and maintenance
- Safe and habitable conditions
- Compliance with local rental and safety regulations
- Resolution of Guest complaints regarding Property condition

### 8.2 Guest Liability for Damage
You, the Guest, are fully liable for any damage caused to the Property, furnishings, equipment, or amenities during your stay beyond normal wear and tear, including:
- Broken windows, doors, locks
- Stains, marks, or damage to furniture and walls
- Broken or malfunctioning appliances caused by misuse
- Damaged or lost linens, towels, and household items
- Damage to outdoor areas, gardens, or parking facilities

**You will be charged for all repairs or replacements** required due to damage you cause. Damage charges will be deducted from your original payment or billed separately.

### 8.3 Limitation of Company Liability
Energy Clara Srl provides the Website and booking services on an "as-is" basis. To the maximum extent permitted by law:

- We are not responsible for Property condition, availability, or quality
- We are not liable for Personal injury, illness, or accidents while on the Property (Host and Property insurer are responsible)
- We are not responsible for theft, loss, or damage to your personal belongings
- We are not liable for disputes between Guest and Host
- We are not responsible for third-party actions or interference
- We are not liable for internet, email, or communication service failures

### 8.4 Indemnification
You agree to indemnify, defend, and hold harmless Energy Clara Srl, its officers, employees, and agents from any and all claims, damages, losses, liabilities, and expenses (including legal fees) arising from:
- Your use of the Website or Services
- Your violation of these Terms and Conditions
- Your violation of applicable laws
- Your injury or damage to Property or third parties
- Your violation of the rights of any third party

## 9. Insurance and Protection

### 9.1 Property Insurance
The Host maintains insurance coverage for the Property. This insurance covers Property damage but typically does NOT cover:
- Guest personal belongings (you are responsible)
- Guest liability for damages caused by Guest conduct
- Theft or loss of Guest property

### 9.2 Guest Responsibility for Personal Belongings
You are entirely responsible for protecting your personal belongings. Energy Clara Srl, the Host, and the Property insurance do not cover:
- Loss or theft of valuables
- Damage to personal items
- Money or documents left in the Property

We recommend you use the Property safe (if provided) and do not leave valuable items unattended.

### 9.3 No Travel Insurance Provided
We do not provide travel insurance, trip cancellation insurance, or emergency assistance services. We strongly recommend you purchase travel and cancellation insurance independently if you wish to protect against financial loss from cancellation or travel disruption.

## 10. Personal Information and Privacy

### 10.1 Data Collection
Your personal information, including name, email, phone number, address, and payment details, is collected during the booking process. This information is processed according to our **Privacy Policy** (available at www.piciasuite.com/privacy).

### 10.2 Privacy Policy Incorporation
The Privacy Policy is incorporated into these Terms and Conditions by reference. You agree to the collection, processing, and use of your data as described in the Privacy Policy.

### 10.3 Sharing with Property Hosts
Your contact information (name, email, phone number) will be shared with the Property Host/management to:
- Facilitate check-in and key delivery
- Communicate rental details and house rules
- Manage the rental and any issues during your stay
- Process refunds or damage claims if applicable

## 11. Dispute Resolution and Legal Proceedings

### 11.1 Informal Resolution
If you have a dispute regarding your booking, Property condition, or charges, you agree to:
1. First attempt to resolve the matter directly with the Property Host through provided contact information
2. If unresolved, contact Energy Clara Srl with written details of the dispute within **14 days** of the incident
3. Provide documentation (booking confirmation, photos, correspondence)
4. Allow us **14 days** to investigate and respond

### 11.2 Escalation Process
If informal resolution fails:
- Either party may request formal dispute resolution through Italian consumer protection procedures
- Disputes may be escalated to local consumer ombudsman or mediation services

### 11.3 Governing Law
These Terms and Conditions are governed by and construed in accordance with the laws of Italy, specifically the laws of the Autonomous Province of Bolzano-South Tyrol. All disputes are subject to Italian consumer protection laws and applicable GDPR regulations.

### 11.4 Jurisdiction and Venue
